Why restore rather than replace your sash windows?

On a period home, the original sash windows are part of what makes it worth living in — and they are almost always worth saving. The timber in a Georgian, Victorian or Edwardian sash is typically dense, slow-grown timber that outlasts the fast-grown softwood used in many modern replacements, so repairing it is usually the longer-lasting choice as well as the more sympathetic one.

Restoration keeps the genuine character — the original glass, the slim glazing bars, the period proportions — that replacement windows struggle to imitate and that buyers and conservation areas value. It is also the more sustainable option, keeping sound timber in the building instead of sending it to landfill, and it typically costs far less than a full replacement programme.

Common sash window problems we fix

Most sash window faults are repairs, not reasons to replace. We restore the windows you already have to run smoothly, sit tight and keep the weather out. The problems we are asked to fix most often are:

Draughty and rattling sashes — eliminated with discreet brush-pile draught seals routed into the frame, so the windows sit snugly and stop letting cold air, dust and street noise in.
Sashes that won’t stay up, drop shut or have a snapped cord — re-corded, with the cast-iron weights rebalanced, or spring balances repaired, so the sash glides and holds at any height again.
Windows painted or seized shut — carefully eased and freed, then rebalanced so they open and close as they should without forcing.
Rotten or decayed timber and cills — cut out and repaired by splicing in matched new timber or filling with two-part epoxy resin, saving the original frame rather than ripping it out.
Misted, cracked or broken glass — reglazed, with single panes replaced and the glazing made good, matching the original profile where it matters.
Draughty single glazing you want to upgrade — slim double-glazed units fitted into the existing sashes, keeping the period look while improving insulation.
Tired, flaking paintwork — stripped back, made sound and repainted or spray-finished for a smooth, durable finish on the restored window.

Old sashes are loved for their look, not for the draughts and rattles that come with worn frames. Our sash window draught-proofing closes those gaps without changing how the window looks. We rout a slim brush-pile seal into the staff and parting beads and the meeting rails, so the sashes run against a discreet weather-strip that is barely visible once the window is closed.
